Confirm city boundaries before preparing a home-sharing study

The City of Las Vegas provides license and location resources for short-term rentals. A Las Vegas mailing address does not by itself establish that city rules govern the property; confirm the actual jurisdiction. City of Las Vegas STR resources.

Define the property study

For an owner-occupied arrangement, distinguish guest rooms from the owner’s rooms and shared entertainment areas. Identify whether pool equipment, security systems, and kitchen purchases serve the entire residence. A listing’s amenity count should not be converted into a full-property asset allocation without use evidence.

Records that resolve the main questions

A scoping example

A host installs smart locks on guest rooms and a security system covering the whole property. Document those different functions. A combined technology receipt does not demonstrate that every item serves the same rented area.

Illustrative documentation scenario; not a completed client study or a savings estimate.

Can a nearby licensed rental establish eligibility for my address?

No. Check your own parcel, ownership, and operating facts. The provider’s property analysis also requires your records rather than another home’s component percentages.

Prepare for a Stratum study

Stratum provides nationwide property-study services, with discovery calls through AE Tax Advisors. Confirm the engagement scope, fee, evidence requirements, and CPA handoff. A service-area page does not represent a local office. Local operating approval and federal depreciation are separate questions.
