Reconcile a furnished acquisition with the county property description

The Hillsborough County Property Appraiser offers property searches for the county. Use the parcel record to match the legal property, then separately confirm the operating requirements for its actual jurisdiction. Hillsborough County Property Appraiser.

Define the property study

For a purchase including furnishings, compare the deed and building description with the contract’s personal-property exhibit. Identify items installed after closing and anything the seller retained. The provider needs a reconciled acquisition total, not an added furnishing allowance that counts the same purchase consideration twice.

Records that resolve the main questions

A scoping example

A contract includes furnishings within the total price, while a lender’s appraisal also mentions their estimated value. Present both documents and ask the preparer to reconcile them. Adding the appraisal’s furniture figure on top of the purchase price would not explain the actual transaction.

Illustrative documentation scenario; not a completed client study or a savings estimate.

Can a listing’s furnished value be used without checking the contract?

No. Verify what transferred and how the agreement treats it. Estimates may inform a review, but they do not replace evidence of the acquired items and supported allocation.
