Should You Get a Cost Segregation Study Before Selling a Rental?

Compare a study’s timing benefit with the sale-year consequences, fees, and implementation work before selling a rental.

Give the preparer the expected exit date

A planned sale changes the comparison. Bring an estimated sale date, price range, selling costs, existing depreciation schedule and any proposed allocation among assets. Ask the preparer to consider both the period before sale and the disposition. A large current deduction alone does not answer whether the total transaction improves your position.

Compare the whole holding period

Model the study fee and implementation cost alongside earlier deductions, reduced future deductions and sale consequences. Different asset classes can have different recapture treatment. Depreciation also affects adjusted basis; the owner should not assume a larger deduction means a permanent tax reduction. Ask how the conclusion changes if the sale happens earlier or later than expected.

Keep the sales allocation connected to the report

If furniture, equipment and real estate are sold together, collect the contract and proposed allocation. The study’s asset schedule is relevant evidence, but it is not an automatic allocation of sale proceeds. Ask who will reconcile remaining basis, depreciation and disposition reporting for each affected asset.

Avoid a last-minute deadline assumption

A pending closing can leave little time to reconstruct records or evaluate an accounting-method change. Confirm the applicable procedure and deadlines with the preparer before ordering. Use the fee-benefit worksheet only for its stated early-period calculation; it does not model the sale. A short-hold conclusion needs a separate disposition analysis.
