A situation to work through

A condo owner pays for common-roof work and separately renovates the unit kitchen.

For this situation, start with deed. Identify the period and legal owner before combining it with the other records. Keep the original source and explain any adjustments in a separate reconciliation.

Specifically review the risk of treating every assessment as an immediately deductible asset purchase.

The final report is not reconciled to the schedule used at sale.
