Which Rental Should You Study First in a Small Portfolio?

Compare records, usable deductions, study fees and near-term plans across rental properties before choosing a study sequence.

Put each property on its own row

Separate legal owner, address label, square footage, basis, land allocation, first rental date, improvements and existing depreciation. Calculate the study fee for each property independently. Three small homes do not share one $2,000 minimum; the minimum applies per property.

Resolve blockers before chasing the largest basis

A high-value home with missing schedules and an imminent sale may need more work than a smaller property with complete records. Identify whether the preparer has reviewed deduction usability, whether costs reconcile, and whether a transfer or conversion affects basis. The largest potential allocation is not automatically the best first engagement.

Sequence the work around evidence and review

Use the portfolio tool to group properties into ready for a proposal, preparer review needed, or records needed. These labels describe workflow, not eligibility or expected returns. Ask the tax adviser to prioritize the economics separately and confirm who can meet the filing calendar.

Keep a repeatable handoff

Once one study is complete, retain the source register, report version and implementation confirmation. Reuse the intake method for the next property while preserving its separate facts. A consistent portfolio process reduces lost records without pretending the same component percentage applies to every building.
