Property-first provider comparisons
Cost Segregation Quote Comparison Checklist
Compare two provider proposals using the same property facts. Check study scope, review, delivery and tax filing responsibilities.
Published by Stratum Cost Segregation, a provider discussed here. This is a commercial comparison, not an independent ranking or customer review. Provider names belong to their respective owners; no competitor affiliation is implied.

Use the same facts for both quotes
List property type, depreciable basis, acquisition date, later improvements, existing schedules and the intended filing year. Keep estimates marked until supporting records are available. A lower quote is useful only when its deliverables match the work you need.

Compare the complete proposal
- What property records, site verification and technical review are included?
- Will the report reconcile basis and explain component classifications?
- Who resolves missing invoices, later improvements and prior depreciation?
- Are Form 3115 preparation, return filing, state adjustments or examination support separately priced?
- Who confirms whether deductions can be used given participation, passive-loss and other limitations?
A projected deduction is not a cash saving. Compare the study fee, filing costs, timing benefit and expected holding period with your preparer before ordering.
Get these commitments in writing
- Property and components covered, including any exclusions.
- Site verification method and who performs technical review.
- Report format, reconciliation and records your CPA receives.
- Fee, payment timing, revisions and cancellation terms.
- Delivery dependencies and responsibility for missing information.
- Examination support scope and any separate charges.
Decide with your preparer
Have the filing professional review both proposed deliverables before purchase. If records are incomplete or an early sale is likely, resolve those questions before relying on a preliminary benefit estimate. Neither a provider’s name nor a professional signature guarantees a tax result.
