Start with the property and the owner’s goals
AE Tax Advisors hosts the cost segregation discovery call linked from Stratum. Bring the acquisition date, property type, approximate basis, rental use, improvement history and prior depreciation schedule. The discussion helps identify the information needed to scope a study and a broader tax review.
Stratum’s responsibility: the property study
Agree the property analysis, evidence collection, methodology, component schedule, basis reconciliation, fee and delivery assumptions with Stratum. A study describes the property analysis; it does not itself establish the owner’s ability to use every deduction.
AE’s responsibility: the broader strategy discussion
AE can discuss how the study fits income sources, rental activity, participation, existing depreciation and future plans. Confirm the professionals, analysis and implementation included in any AE engagement. Booking discovery does not automatically purchase a study or tax plan.
Your return preparer remains part of the process
You can involve your existing CPA. Identify who reviews the report, evaluates federal and state treatment, handles an accounting-method change if needed and updates depreciation schedules. Ask for an explicit handoff rather than assuming study delivery means filing is complete.
Prepare for a useful call
- Closing statement and land-allocation support
