A Furnished Cabin: Keep Furniture Out of the Pool Twice
A fictional worked example with explicit study fees, incremental deduction assumptions, usable amounts and limits.
Rental homes · Small portfolios · CPA coordination
Separate the rental building, seller furnishings, later purchases and personal-use facts before commissioning an STR cost segregation study.
For a furnished purchase, list the real estate acquired, personal property transferred by the seller, and items you bought later. Match the purchase agreement and seller inventory with what actually remained at closing. Listing photos can include objects the seller removed. Keep replacements separate from retained items.
An appliance included in an acquisition allocation should not quietly appear again as a new purchase. Give the study team and preparer one asset register with source references. For mixed invoices, preserve the invoice total and show how the pieces reconcile. Furniture purchased after closing can have a different placed-in-service date from the building.
A component report establishes neither material participation nor automatic deductibility against wages. Provide the tax professional average guest-stay facts, services provided, owner-use days, participation records and ownership details. A property manager’s involvement is a fact to analyze; a marketing label such as Airbnb does not determine the tax result.
Collect floor plans, room-by-room photos, site improvements, furnishing receipts and renovation invoices. Identify who can provide access without disrupting guests. Ask how missing inventory will be handled and how the final report will connect to your existing asset list. Confirm the written inspection and review scope before comparing fees.
