What Seneca publishes about study fees
Seneca’s main FAQ does not give one universal study fee. It describes a free proposal based on the building. Use that proposal rather than treating a broad industry range as a Seneca quote.
Checked 2026-10-19: official fee and service information. Advertised starting prices and broad ranges can change; the accepted proposal determines your engagement.
Scope questions that change the comparison
For a furnished rental with a later renovation, ask whether the quote includes both the original acquisition and the later project. List furniture purchased separately from building work. Ask whether each period will be reconciled to the existing schedule. The same building can produce different proposal scopes if one provider is pricing only the acquisition while another includes later improvements.
- Does the quoted deadline include owner and CPA draft review?
- Which building areas, improvements and cost periods are covered?
- Who handles a correction raised after the final report?
Stratum fee examples for the same square footage
Stratum pricing is $1 per square foot, with a $2,000 minimum per property. Apply the minimum separately to each property. The following are Stratum examples, not Seneca quotes or tax-benefit estimates.
| Square feet | Stratum study fee | Seneca fee |
|---|---|---|
| 1,500 | $2,000 minimum | Obtain the applicable proposal |
| 3,500 | $3,500 | Obtain the applicable proposal |
| 10,000 | $10,000 | Obtain the applicable proposal |
Calculate Stratum’s study fee. Do not compare one firm’s entry price against another firm’s complete project fee without reconciling the work included.
Build a complete quote comparison
- Write down the property address, square footage and cost periods. Use the same facts for both firms.
- Identify the study product and deliverable. Request a sample report and asset schedule for your CPA.
- Separate base study fee, travel, rush work, later improvements, corrections and filing support. Mark each as included, excluded or separately quoted.
- Record the intake requirements and the milestone that starts the delivery target. A short target is useful only when its dependencies are clear.
- Ask the CPA which tax benefit is usable before comparing it with the total project cost.
A study identifies and documents assets. A return preparer decides how the final information applies to the taxpayer’s circumstances. Ask who handles implementation and ongoing records before treating a study fee as the entire cost of the project.
